Frequently Asked Questions about HomeSell and Real Estate Q.  What makes HomeSell Realty different?   A.  The way real estate is practiced works, but the public isn't happy with the pricing structure.  HomeSell is different in that we operate mostly like traditional real estate firms except we charge less.  The major operational difference between us and other firms is that the company and not the agent pays for the advertising of your home and this guarantees you advertising placement and costs the agents less to market your home so they can pass on the savings to you. Q.  Are there any upfront fees or hidden charges? A.  None, we earn our fee only after we successfully sell your home. Q.  With HomeSell, does the seller have to assist in the selling of their home. A.  No,  Once you select HomeSell, we do all of the rest.  We place you in the MLS® , we put a lockbox in place, agents start to show your home, we have professionals that staff your Open House, we negotiate on your behalf, we do everything necessary to get your home sold for the most amount of money in the least amount of time. Q.  Do you have multiple programs? A.  No, we have one program and it works.  You will find there is no better (or less expensive) way to buy or sell your next home. Q.  What about companies that offer non-MLS® based selling strategies? A.  Ask them how many of their customers have to switch to their more expensive MLS® program to get their home sold or how many of their customers have to pay added commissions above the advertised cost.  Ask the right questions and you will find there is no better (or less expensive) way to buy or sell your next home.  It can save you thousands. Q. How can a company advertise that you don't have to pay commission to agents who sell your home but also advertise that they represent buyers for free?  Who is paying their agents fee? A.  Doesn't add up does it.  Beware of bait and switch techniques. Q.  What does a major national real estate firm offer that you don't? A.  Nothing, except a higher commission. Q.  How can you afford to offer this low price when the others don't? A.  Volume, but our competitors could do it, too.  They just choose not to. Q.  Do you participate in the Multiple Listing Service (MLS®)? A.  Yes, it is the single most important element in selling your home.  Clark Howard, a nationally recognized consumer advocate, said if anyone offers to sell your home for a fee without using the MLS, run away you are wasting your money. Q.  Where does HomeSell service? A.  Charlottesville, Albemarle, Fluvanna, Greene, Nelson, Madison, Waynesboro, Louisa.  A larger valley presence is coming soon. Q.  What is the Buyer Advantage Program? A.  To further benefit our buyers, we have created the Buyer Advantage Program.  Just like we go the extra mile for our sellers, we also go the extra mile for our buyers.  It is a series of benefits we have put into place to either reduce the costs associated with buying a home or reduce the hassle.  The flagship of the program is our buyer rebate.  HomeSell can usually provide up to thousands of dollars to you from our earned commission. The amount will vary with each buyer and their specific purchase. It can be used either as a purchase credit, a closing cost credit or just a check for cash; your choice!  We have also negotiated reduced fees for mortgages, title insurance, termite inspections, moving supplies, lodging, etc.
